Travel Housing Pro – Cancellation & Refund Policies

Corporate rentals and vacation properties are often booked many weeks or months in advance and the property will be held for your use during your trip. When the property is being held for you, it obviously cannot be rented to someone else. Therefore, like a cruise, or tour packages and or airline tickets, when booking/reserving a rental home, you will usually need to make a partial payment upfront in order to hold the property. At Travel Housing Pro, we require a 3.5% Service Fee and 7.5% Host Commission Fee payment to reserve a property.


Normally this is not a problem, but if you have to cancel your trip (especially, at the last minute), you should know that you will likely forfeit a portion or all of your fees. There are ways to protect yourself however - FIRST:  Make sure you know what the cancellation policies are for the property that you are renting. SECOND: Consider purchasing Trip Cancellation Insurance for added protection.


If you have to cancel your rental, are you eligible for a refund? It depends on the cancellation/refund policy of the property that you are renting and how much notice you are able to give. Usually the more notice that you are able to give, the better chance that the property can be re-rented and the more likely that you will be able to secure a partial or full refund (less applicable fees). Some properties may allow you to transfer your rental to another time period. We recommend that you find out about the cancellation/refund policy before you rent and ask for the policy in writing when you reserve the property. 


At Travel Housing Pro, we allow the host to determine how flexible their cancellation policy is, and have narrowed it to 3 distinct categories – Flexible, Moderate and Strict.


Strict – Guest may receive a refund of up to 25% of Host Commission Fee (less applicable taxes, service fees, etc.) if cancellation is made at least 10 days prior to actual arrival date that was made at the time of the original reservation.  3.5% service Fee initially paid at time of reservation is forfeited.


Moderate – Guest may receive a refund of up to 50% of Host Commission Fee if cancellation is made at least 20 days prior to actual arrival date that was made at the time of the original reservation.   3.5% service Fee initially paid at time of reservation is forfeited.


Flexible - Guest may receive a refund of up to 75% of Host Commission Fee if cancellation is made at least 30-45 days prior to actual arrival date that was made at the time of the original reservation.  3.5% service Fee initially paid at time of reservation is forfeited.


If Reservations are cancelled 46+ days prior to actual arrival date that was made at the time of the original reservation, 96.5% of the Host Commission will be refunded.  3.5% service Fee initially paid at time of reservation is forfeited.


Any changes made to your reservation, for any reason, will be assessed a non-refundable 10% service fee.


For additional protection, we recommend that you purchase Trip Cancellation Insurance.


Each rental property owner/manager sets their own cancellation/refund policy - please make sure you understand the policy before you rent. 


Host Refund – Hosts will receive 50% of the forfeited fees minus a 3.5% service fee for processing.


Host Cancellation - We understand that changes happen every day.  If there is a circumstance where the Host cancels the property reservation for convenience of the host; the renter will receive 100% of fees paid and the Host’s property will become “Unpublished”/”Unlisted” until resolution is addressed.  If the Host has a trusted and verified status, they will temporarily lose this status while we work with them to correct this situation.
